As the Senior of Global Real Estate Manager at Micron Technology, you will be responsible for managing the global real estate portfolio at one of the world’s largest semiconductor companies. You will guide market searches, handle negotiations, and drive arguments for executive alignment and decision-making to lead the global real estate strategy (site selections, relocations, dispositions). You will also be responsible for overseeing the successful management and optimization of Micron’s existing portfolio across our manufacturing, R&D and corporate sites.

This role is unique within Micron and provides an excellent opportunity to be a key enabler of the company’s rapid growth in both the US and abroad. This is an exciting, fast-paced area that is critical to the success of the company and has the attention of senior executives across Micron.

 

Responsibilities:

Strategy—You will be encouraged to build strategies to meet the real estate needs of the company in multiple aspects including: cost, timing, location, and quality. You will need to be detailed in planning, anticipating problems and formulating and implementing strategic ideas to address challenges.

Cross functional leadership —You will collaborate with internal customers and executives across Micron, crafting strategies to ensure Micron has the real estate resources to enable its business to thrive. You will work with a large cross functional team, including Micron’s inside and outside Legal counsel, Finance, Operations, Facilities and outside real estate service providers.

Communication—Your ability to effectively communicate with executives will be critical to your success in this role. Real estate deals often require significant executive attention and agreement. You will need strong presentations skills to clearly and succinctly communicate to executives and build trust and confidence in your strategies and recommendations.

Management—You will need great management skills to succeed, including excellent organizational skills, attention to detail, and ability to coordinate multiple activities simultaneously. Although this role does not have direct reports, you will be responsible for leading cross-functional teams (internal and external customers) to ensure the smooth execution of transactions that fulfill the company’s strategic goals.

Financial and Contractual Expertise—You will conduct real-estate specific financial analyses (NPV, Total occupancy cost, Break-even, etc.) and oversee contractual negotiation to assist in relevant decision-making. A thorough understanding of financial and legal details is essential for success in presenting to executives, developing strategies, and driving deals.

 

Additional Job Responsibilities:

  • Accomplish strategic plans by understanding the technical requirements of our various teams (manufacturing, facilities, R&D) and developing solutions that meet the design and business objectives

  • Conduct real-estate specific financial analyses (NPV, Total occupancy cost, Break-even, etc.) to assist in relevant decision-making

  • Prepare concise, executive-level presentations and lead internal and external meetings

  • Own portfolio management by tracking critical dates and lease clauses (renewals, terminations, other rights and options, etc.)

  • Lead and participate in ad-hoc real estate-related projects across the company (housing, infrastructure, M&A activity, community impacts, etc.)

  • Vendor Management of Real Estate Brokers, Project Managers, Outside Counsel, etc.

  • Strong experience with global portfolio strategy & implementation

 

Minimum Qualifications:

  • Bachelor/Master degree in Real Estate, Business Administration, Economics, Finance, or a related field

  • Strong financial and business insight, including budgeting, forecasting, and cost optimization.

  • Experience handling corporate Real Estate transactions

  • Experience handling real estate portfolios for multi-location or global enterprises

  • A passion for negotiation with strong problem solving skills

  • Excellent presentation skills and project management experience

  • Possess excellent verbal and written communication skills and the ability to interact professionally with a diverse group of executives, managers, and subject matter authorities

  • Ability to work well in a dynamic environment that requires a high degree of multitasking with minimal direction

 

The US base salary range that Micron Technology estimates it could pay for this full-time position is:

 

$107,500.00 – $243,000.00

 

Our salary ranges are determined by role, level, and location. The range displayed on each job posting reflects the minimum and maximum target for new hire salaries of the position across all US locations. Within the range, individual pay is determined by work location and additional job-related factors, including knowledge, skills, experience, tenure and relevant education or training. The pay scale is subject to change depending on business needs. Your recruiter can share more about the specific salary range for your preferred location during the hiring process. Additional compensation may include benefits, discretionary bonuses and equity.
